New NZ Methamphetamine Contamination Rules 2026: A Guide for Landlords

As of April 16, 2026, the landscape for managing NZ methamphetamine contamination rules has officially changed. The Residential Tenancies (Managing Methamphetamine Contamination) Regulations 2026 are now in force, bringing long-awaited clarity to landlords, property managers, and tenants.

At Cleaning Systems, we know these updates are critical for your business. To help you stay compliant, we’ve broken down the key updates and how our specialist training ensures you meet the new standards.

NZ Methamphetamine Contamination Rules 2026 Testing. The New Contamination Thresholds

The 2026 regulations establish firm, consistent benchmarks for what constitutes “contamination” and what makes a property “uninhabitable.”

  • The 15µg Threshold: A property is legally contaminated if meth residue levels exceed 15µg/100cm². Areas above this level must be decontaminated.

  • The 30µg Threshold: If levels exceed 30µg/100cm², the property is legally uninhabitable. This allows for fast-tracked tenancy terminations (7 days for landlords, 2 days for tenants).

Mandatory Professional Testing Requirements

Under the new meth rules, “guessing” is a liability. While anyone can perform a screening test, Detailed Testing by a qualified professional is mandatory if:

  1. The Police or Council advise that meth manufacture likely occurred.

  2. A screening test shows results exceeding the 15µg threshold.

Note: The regulations now require a “separation of duties.” The person performing the detailed testing cannot be the same person performing the decontamination.
